131.          Become an estate agent.

I don’t mean work as an agent for an estate agents, I mean become an estate agent yourself. In the uk under the ‘estate agents act 1979’ anyone can become an estate agent unless they have been banned by the office of fair trading or are bankrupt. Undercut your local estate agents and charge 0.75% per sale or even 0.5%. If you are selling a house for $200,000 you are making £1000 on that sale. There will be charges involved like advertising, signage, leaflet printing, lawyers and solicitors, however after a few sales you could be making a fair bit of money. If you wanted to do it part time; 3 sales a month could bring in anywhere between £1500 - £5000 per month.

132.          Find out what search terms are converting:

This is one of the simplest things you can do. In most packages this is easy to setup. Simply

setup conversion goals in your analytics software, and then find the mechanism they provide for tracking what search terms are driving the most conversions. This simple technique can teach you how to focus your search engine optimization and/or Pay Per Click (PPC) marketing efforts.

Once you identify categories of terms that work, you can make key observations about your site visitors. Is someone who searches on a certain group of terms ready to buy? Or are they still in early research mode? Can you use that information to provide a better experience for them? Or are there a category of terms that you should exclude from your PPC campaigns?

133.          Find out how your landing pages are converting:

This is similar to point number 1 above, but with a subtle twist. You may have different groups of pages that convert at different rates. This can help you examine the layout, content, and presentation of each of your pages, and determine how to improve your overall site performance. Google Website Optimizer is a great tool to use for this effort. For a wealth of great ideas on how to start with Google Website Optimizer, check out Future Now's great blog post:Google Website Optimizer - 7 Free Resources To Get Started.

134.          Setup and Manage A/B and Multivariate testing:

It's a great idea to compare how your site converts by trying different content on your pages, different layout, better graphics, etc. But if you run your site with one configuration for a while, and then change into another configuration, your test results may be meaningless, because you don't know if any differences you see in your results are due to the different time frames in which you ran the test (e.g. external events such as a holiday can effect conversion).

The solution is to setup your site to serve up different versions of your pages to alternating users (for an A/B test). Then use your analytics software to measure the conversion rate of the two different versions of the page. To do this, you will need to setup some mechanism for trapping on the different versions of the pages, but most analytics packages can do this easily.

135.          Use the Referrers report:

- Look at your referrers report. There is a wealth of data here. For example, are there any new referrers that indicate that you have received a new link? Also, find out which referrers convert for you. Is there a way that you can expand the relationship with that referrer to get more traffic from them? Are there similar sites that you can try to develop a relationship with?

136.          Spot a missing long tail:

There was a great post recently by Dennis Mortensen aboutSpotting a missing long tail (another person whose blog you should read on a regular basis). Dennis explains it really well, but the basic idea is that the traffic on your highest volume page should be matched by the traffic on a larger number of lower volume pages on your site. If this is not the case, then you are missing out on an opportunity. Check out Dennis' post for more details on this suggestion.

137.          Latent Conversion Tracking:

This is a great one for PPC campaigns. A latent conversion takes place when someone comes to your web site through a PPC campaign, leaves the site, and then comes back later (by another paid click, an organic click, typing in your URL, a bookmark, or whatever), and then converts. If you don't take care with this, you won't provide any credit for this sale to your PPC campaign.

This can hurt your PPC campaign strategy in dramatic ways. For example, if you naturally require multiple visits to your site to get a conversion, not tracking latent conversions can be a disaster. You can literally have situations develop where you turn off keywords that you think are not profitable when measured on a direct basis, and then watch your total site margin drop. If this happens to you, this is probably an indication of latent conversions taking place. In addition, if your PPC campaign is actually driving 20% more revenue than you think it is, you may well be open to upping your PPC campaign spend.

Most analytic packages provide some mechanism for tracking latent conversions, but they default in different ways. Some allow you to turn on latent conversion tracking, but assume that you want to associate the conversion to the first paid click, and others assume you want to associate the conversion to the last paid click. Some will let you configure this behavior. Regardless, just be aware of what you are dealing with.

138.          Comparative Traffic Analysis:

Any web analytics tool will help you get a good feeling for how your traffic is growing. It's easy to get excited when your traffic jumps up. When your traffic goes up 20% you are doing great, right? Not necessarily. What if your competitor's traffic doubled in the same time period? Point is, you want to see if you are growing faster than competition.

And, as Avinash Kaushik taught me, it's easy to do. Just pull up an Alexa traffic chart for your web site.

Then enter your competitor's sites in the "Compare Sites" boxes under the chart, and look at it again. You can now monitor the performance of your sites traffic against that of your competitors, and can easily see if you are growing faster than they are, or vice versa. In fact, look at the competitor who is growing the fastest and spend your time studying their strategy. It may give you some ideas.

Bear in mind that the Alexa tool does NOT provide a good measure of your traffic, because the sample size of it's audience is too small, and it's audience is a bit skewed. But using Alexa to compare sites in the same niche makes great sense, because the skewing of the audience will affect all such sites in the same way, and the audience is large enough for that.

139.          Competitor Search Term Analysis:

Hitwise and AdGooroo are two great tools that allow you to see what search terms are driving traffic to your competitor's site(s). Are you a newcomer in a competitive space? It sure would be great to know where the leaders in your space are getting their traffic.

Or maybe you are the leader, but a strong challenger has emerged. What keywords are driving their challenge to your leadership? It would be great to know that too. Of course, these tools cost money, so they are not for everybody. But consider them seriously if you are able to afford the additional expense. The return on that investment is likely to come to you quickly.

140.          Search Funnels:

Microsoft adCenter Labs is offering a great Search Funnels tool that allows you to enter a search term, and then see what people searched on before, or after, they searched on that term. This can teach you an enormous amount about the mind set of your visitors. At it's simplest level you can expose search terms that people are using which you are not covering on your web site. You may want to add coverage for your terms in your PPC campaigns, or by modifying or adding new pages on your site to cover them.

Search funnels can also show you if your site is not helping people find what they want. For example, if you put your company name in a search funnel and look at what people search on next, and you then see that the next search is the specific brand name of a product on your site, it tells you that the user did not find it on your web page.

141.          Track down old accounts

According to the British Bankers’ Association, there is more than £15 billion sitting forgotten in bank and savings accounts in the UK, with the average balance estimated to be £600.The good news is that tracing lost funds has become easier withMylostaccount.org.uk – a free online service that covers all UK bank and building society accounts. All you need to do is to go to the website and type in your details.

142.          Claim tax credits

It’s always worth checking that you are receiving all the tax credits you are eligible for. Research by entitledto.co.uk found that people across the UK are collectively missing out on benefits and tax credits worth more than £8 billion a year. So while you’re tracing lost funds, why not visit the entitledto.co.uk website too and work out how much you could claim.

143.          Sort your savings

Another easy way to make money is to make sure your savings are working as hard as they can. After all, you worked hard for your savings, so they should do the same.

If you’ve had the same savings account for a while it might be worth shopping around because new customers tend to get the most competitive rates. Good rates come and go, but if you've had a savings account for more than a year the chances are the interest you are earning is not the best out there.

If you have a lump sum that you are prepared to lock away for 12 months or longer, then a fixed-rate account might be best. This type of deal will also protect you from interest rate cuts.

If you want to start a savings habit then a regular savings account is a good way to ensure you put a set amount of money away each month. But if you want to make deposits as and when, an instant access deal could be the one for you.

However, if you haven't yet used your ISA allowance for the current tax year then this sort of account should be the first home for any savings. You can save up to £3,600 each tax year as cash in an ISA and this will not be taxed.

To find the best cash ISA rates read our daily round-up of the ISA market.

144.          Mystery shopper

If you longing for some retail therapy but can’t afford to hit the shops, why not earn a few pounds as a mystery shopper? Websites such as Retaileyes.co.uk employ mystery shoppers to drop in unannounced in shops and restaurants and rate their experience.

After you send in your feedback, you’ll be paid for your time and reimbursed for any purchases you made. You could make up to £20 a day, and get a meal or a night in a nice hotel thrown in for good measure.

145.          Use cashback credit cards

If you pay off your credit bill in full each month, a cashback credit card could be the way to go. These offer you moneyback on purchases in certain shops or on goods such as petrol.

“Cashback credit cards are a great way to reward savvy spenders,” says Andrew Hagger, from Moneynet.co.uk, a price comparison website. “You can earn extra cash without even having to change your shopping habits.”

146.          Cashback sites

You can earn even more money from shopping online. Cashback websites will automatically pay you every time you buy a product or a service from selected retailers, from your weekly groceries to switching your utility provider.

For example, CashbackKings.co.uk would pay you £1.50 for a £50 weekly shop at Tesco.com, up to £18 if you switched your gas and electricity provider through uSwitch and as much as £85 if you were to take out an ISA with Legal & General.

147.          Take in a lodger

While most of us pay a fortune for our homes, it’s possible to make your home make money for you.

According to Abbey, you could make as much as £289 a month from renting out a spare room. Under the government’s ‘rent a room’ scheme, you don’t need to pay tax on the first £4,250 you receive either, which means you could charge up to £354.16 a month without being lumbered with a tax bill.

148.          Rent out a parking space

If you live close to a city centre, train station or football stadium and don’t use your parking space or garage, you’re sitting on a proverbial goldmine. Renting an empty parking place to a commuter or football fan could see you rake in the pounds.

Parkatmyhouse.com is a website where you can advertise your space free of charge and let frustrated drivers get in touch. A parking space in the West End of London, for example, can fetch £500 a month, while in a leafy suburb of Leeds a space could net you £100.

149.          Auctions

We’re all guilty of hoarding items that ‘could come in handy one day’. But one man’s rubbish could be another man’s treasure, which is why online auction website eBay.co.uk is so successful. In fact, eBay estimates the average British house has about £450 worth of unwanted items that could be sold on the site.

For more valuable items, it could be worth going to an auction. Jonty Hearnden, antiques expert and presenter of BBC 1's Cash in the Attic and Sun, Sea and Bargain Spotting, says you should contact a local auctioneer if you think an item could be valuable.

"You could be asked to email across a digital photo, which the auctioneer will assess for free, or the auctioneer might visit you at no extra cost to take a closer look - especially if it is a large item," he explains.

150.          Car boot sales

If you’d prefer money in your palm instantly, a car boot sale is the place to go. Thousands of people flock to car boot sales every weekend, with pitches costing about £10 a day. To find out where to flog your booty, check out Carbootjunction.com.

151.          Recycle your old mobile

Many of us have an old mobile phone gathering dust in a drawer somewhere, but you could easily turn it into cash, even if it is slightly damaged. Websites such as Mopay.co.uk, Fonebank.com and Envirofone.com will tell you how much your phone is worth. A Nokia N73, for example, could fetch around £40.

152.          Sell your skills

We all have skills and talents so why not use these to make a few extra quid.

“If you spent years of your life being marched to piano lessons, put the experience to good use in adulthood by advertising your services in the local newspaper as a music teacher, says Laura Howard in her book, CashQuestions.com's 100 Ways to Beat the Credit Crunch.

"Just three hour-long lessons a week could see you up to £60 better off, not to mention the sense of satisfaction you will get. The same applies for languages."

153.          Be a Film extra

If you fancy seeing yourself on screen, film and TV companies are always on the hunt for extras. You could make up to £150 a day and get the chance to meet some famous actors. You’ll need to join an agency first, details of one near you can be found at Nasaa.org.uk.

154.          Rent your home to film makers

Hollywood can come to your home too, provided you have the right location. If you live in an interesting property, you could bag upwards of £1,000 a day renting your home to film and TV companies. Ideal locations must have large rooms, good parking facilities and understanding neighbours. Ordinary homes are wanted too.

155.          Model your child

While every parent thinks their child is a star, model agencies could think so too. If you think your little one has what it takes, the first step is to contact an agency to ask about their requirements. You will be asked to send in a head and shoulders photo of your child, either by post or email.

If your child stands out, you’ll both be invited for an interview, to assess if your child is right for TV, photo or film. Depending on the child’s age, shoots pay upwards £50 an hour, but bear in mind that agencies can charge up to 25% commission.

156.          Surveys that pay

The web also offers a wealth of balance-boosting opportunities. Survey websites such as Yougov.com, Panelbase.net and Toluna.com will all reward you for your opinions, either through cash or reward vouchers.
Once you’ve registered on the website, you’ll be sent surveys tailored to your personal profile, ranging from 10p to £2 per survey.

157.          Earn from web research

Any Question Answered (Issuebits.com), and Texperts.com are often on the lookout for internet researchers. Once a customer asks a question through their mobile phone, it’s the researcher’s job to hunt out the answer and reply online.

You can choose your own hours and the questions you answer, and can earn around 30p for every question you answer correctly.

158.          Review music

Budding Simon Cowells amongst us should check out Slicethepie.com, a music website that pays users to review unsigned bands. The idea is simple: you sign up, listen to a track, rate it and write an honest review. You’ll get 5p per review, but the more reviews you make the more you can charge – experienced reviewers can command 25p per song.

“If you’re a dedicated reviewer, you can earn some decent pocket money, some users have earned in excess of £1,000,” says David Courtier-Dutton, the founder of Slicethhepie.com.

159.          19. Medical experiments

Volunteering for clinical trials doesn’t just have to involve taking untested and risky drugs. Some clinical trials are perfectly safe, such as sleep studies, psychological tests and taste testers. Fit and healthy volunteers living in London willing to donate their blood for clinical research, for example, could be paid £60 a time.

But remember, never sign up for anything you are not happy with – risking your health for a few extra pounds is just not worth it. Go toGpgp.net for trials in your area.

160.          Join the TA.

If you’re brave and committed enough to sign up, the Territorial Army is always looking for recruits. You would need to give up one weekend a month, attend an annual two-week camp for basic training and be ready to be called to active service.

161.          Freelance writing.

Have a unique ability to pen the written word? Have a solid grasp of grammar, spelling, and communicating? You could become a freelance writer for newspapers, magazines, or other local periodicals. THAT could help you make extra cash! Don’t be afraid to endure a lot of “No’s” and you’ll eventually get that “Yes” that can give you some instant credibility. Don’t know where to start? You can find thousands of freelance writing and editing jobs…fresh jobs daily.

162.          Plant maintenance.

Just like people need help taking care of pets, they also need help with plants. Make some extra cash by taking care of house plants and even outdoor gardens while people are on vacation. You could also offer to take care of the plants kept in local offices on more of a long term basis. Again, the mileage deduction!

163.          Offer to clean homes

during the day or offices at night (depending on your schedule). Add in the houseplant maintenance and you could get a double whammy for your profits! Don’t forget the mileage deduction.
